In short: A commercial build-out turns raw or second-generation space into a finished store, restaurant, or office. Elite runs every trade under one contract and one foreman, plans permits, landlord approvals, and after-hours work before demolition, and quotes every job after a free site walk. Elite takes projects from $25,000 to $1,000,000. Elite works across New York City and Long Island, where permits and licensing follow town and county rules.

Why it matters

What makes a NYC build-out different

Size is rarely what sets your schedule in New York. Building rules, approvals, and work hours do.

Some work always needs a DOB permit

Cutting load-bearing or fire-rated walls, changing required exits, or altering structure requires a Department of Buildings permit. Painting, plastering, and installing new cabinets do not.

What needs a permit →

After-hours work needs a variance

Construction before 7 a.m., after 6 p.m., or on weekends needs a DOB After Hours Variance, filed at least three business days ahead.

How variances work →

Licensed trades are required

Electrical work must be done by a DOB-licensed electrical contractor, and plumbing beyond fixture replacement by a Licensed Master Plumber.

Your landlord has rules too

Leases and building rules can set work hours, insurance requirements, and approval steps before work starts.

Pricing

How we price a commercial build-out

Elite does not publish prices. Costs change with the market, and no two spaces are the same, so every job is quoted after a free site walk with a written, line-item estimate. These are the factors that move the number most.

Price factorWhy it matters
Scope and condition of the spaceA white box, a second-generation space, and a full gut each start from a different place.
Electrical and mechanical workLighting, power, and panel work are among the biggest parts of most build-outs.
Custom millwork and fixturesDisplay tables, shelving walls, and cash wraps built to fit cost more than stock fixtures.
Building rules and work hoursAfter-hours work, landlord requirements, and approvals add time.
Finishes and lead timesMaterials, fixtures, and long-lead items shape both price and schedule.
Elite takes projects from $25,000 to $1,000,000.

FAQ

Common commercial build-out questions

How much does a commercial build-out cost?

It depends on the space, the electrical and mechanical scope, millwork, finishes, and building rules, and material and labor costs change often. Elite quotes every job after a free site walk with a written, line-item estimate. Call (845) 721-2515 for a quote.

Do you publish prices?

No. Prices change with the market and every space is different, so we quote each job individually. Elite takes projects from $25,000 to $1,000,000.

Does my build-out need a DOB permit?

It depends on the work. Painting, plastering, installing new cabinets, and resurfacing floors are exempt. Cutting load-bearing or fire-rated walls, changing required exits, or altering structure needs a permit. See which NYC renovations need a DOB permit.

Can work happen at night or on weekends?

If your building requires it. NYC work before 7 a.m., after 6 p.m., or on weekends needs a DOB After Hours Variance, filed at least three business days ahead. See how After Hours Variances work.

What is a TI allowance?

A tenant improvement allowance is money a landlord contributes toward your build-out, set in your lease. Compare it with a line-item estimate before you sign. See how TI allowances work.

How long does a build-out take?

Approvals, material lead times, and building rules drive the timeline, so you get a written schedule with your estimate.
