How much does a commercial build-out cost?
It depends on the space, the electrical and mechanical scope, millwork, finishes, and building rules, and costs change often. Elite quotes every job after a free site walk with a written, line-item estimate. See what drives build-out costs.
Do you publish prices?
No. Every space is different, so we quote each job after a site walk. Call (845) 721-2515 for a quote.
What size jobs do you take?
Projects from $25,000 to $1,000,000.
Is the estimate free?
Yes. The site walk and estimate are free, with no obligation.
What is a line-item estimate?
A written estimate broken out by trade, such as demolition, framing, electrical, millwork, and paint, so you can compare bids line by line.
Permits, licenses & insurance
Permits, licenses, and insurance
Are you insured?
Yes. Elite carries $2 million in general liability coverage and a $5 million umbrella policy. Certificates are available on request.
Does my project need a DOB permit?
It depends on the work. Painting, plastering, installing new cabinets, plumbing fixture replacement, and floor resurfacing are exempt. Structural changes, exit changes, and cutting fire-rated walls need a permit. See which NYC renovations need a permit.
Does a home improvement contractor need a license in NYC?
Yes. Residential home improvement work over $200 requires a DCWP Home Improvement Contractor license. Ask for the license number and check it before you sign. See how to check a contractor’s license.
Who can do electrical work in NYC?
Electrical installations must be performed by electrical contractors licensed by the NYC Department of Buildings, with filings in DOB NOW: Build.
Can work happen at night or on weekends?
Work before 7 a.m., after 6 p.m., or on weekends needs a DOB After Hours Variance, filed at least three business days ahead. See how After Hours Variances work.
What will my co-op board ask for?
Typically an alteration agreement with a deposit, insurance, work-hour rules, and plan review. See co-op alteration agreements.
