In short: An office renovation updates a working or vacant floor: layout, partitions, ceilings, lighting, and finishes. In an occupied office the hard part is scheduling noisy work around your team and the building. Elite plans phasing, permits, and after-hours work up front, and quotes every job after a free site walk. Elite works across New York City and Long Island, where permits and licensing follow town and county rules.
Why it matters
What shapes an office renovation in New York
Four rules drive most office schedules in the city.
Partition limits without a permit
In business (Group B) spaces in Type I or II buildings, 1 RCNY 101-14 allows removal of up to 50 linear feet of non-load-bearing, non-fire-rated partitions without a permit. Beyond that, plan on a filing.
After-hours work needs a variance
Work before 7 a.m., after 6 p.m., or on weekends needs a DOB After Hours Variance, filed at least three business days ahead. One application can cover days within a 14-day window.
Electrical needs a licensed contractor
NYC requires electrical work to be done by a DOB-licensed electrical contractor and filed in DOB NOW: Build.
Your building sets its own rules
Leases and building rules can limit work hours, require insurance certificates, and add approval steps.
Pricing
How we price an office renovation
Elite does not publish prices. Costs change with the market and every floor is different, so we quote each job after a free site walk with a written, line-item estimate. These factors move the number most.
| Price factor | Why it matters |
|---|---|
| Layout changes | New offices and rooms mean framing, doors, and ceiling work. |
| Electrical and lighting | Power for work areas and new lighting are major parts of most office jobs. |
| Occupied or vacant | Phasing and after-hours work around your team add time. |
| Millwork | Reception desks, pantries, and storage built to fit. |
| Building requirements | Approvals, insurance, and work-hour rules vary by building. |

Compare
Renovating an occupied office vs. a vacant floor
| Occupied office | Vacant floor | |
|---|---|---|
| Work hours | Noisy work is often moved off-hours, which needs an After Hours Variance | Weekday 7 a.m. to 6 p.m. work needs no variance |
| Sequencing | Built in phases so teams can keep working | All areas can be built at once |
| Protection | Dust and noise control around people and equipment | Standard site protection |
| Schedule risk | Depends on access windows the building allows | Driven mainly by approvals and lead times |
FAQ
Common office renovation questions
How much does an office renovation cost?
It depends on layout changes, electrical and lighting, millwork, finishes, and whether the floor stays occupied, and costs change often. Elite quotes every job after a free site walk. Call (845) 721-2515 for a quote.
Can you renovate while my team is working?
Yes, by phasing the work. Noisy work before 7 a.m., after 6 p.m., or on weekends needs a DOB After Hours Variance, which we plan into the schedule. See how After Hours Variances work.
Can we move walls without a permit?
Sometimes. In Group B spaces in Type I or II buildings, 1 RCNY 101-14 allows removing up to 50 linear feet of non-load-bearing, non-fire-rated partitions without a permit. Fire-rated or load-bearing walls always need one. See removing a wall without a permit.
Who handles the electrical work?
NYC requires electrical work to be done by a DOB-licensed electrical contractor and filed in DOB NOW: Build. We schedule it with the other trades.
